They are inconsistent and difficult to work with about anything. Prepare to spend a lot of money. They have fees for EVERYTHING and they are expensive. The apartments are nice. The neighbors are all pretty annoying.

A very spacious apartment complex with a nice ambience and and killer view from the balcony. The nearby walking trails are a treat for the eyes. You also have a shopping complex and a tonne of restaurants at a walkable distance. It is also located on silicon slopes where all the offices are. I particularly appreciate Brittany for her professionalism and efficiency.

Unfortunately the negatives out way the positives by quite a bit. Please read the cons list, before going to talk to their sellers. (Warning: This contains personal speculation, and my personal opinions.) Pros: Location - view is great - close to many shops - close to many tech companies in the lehi area Exterior - it looks new and cute - exterior of buildings is well kept Interior - some units have very cute amenities - washer and dry in unit (big selling point) Cons: please read, make sure you are ok with these issues before moving in. Management: - unfortunately it seems they haven't realized happy tennents stay longer, thus reducing turnover cost. The effect feels like bad customer service, sugar coated and oozing with fake civility. - if you expect a credit on your bill, you need to go to the office and hound them, I felt it was difficult to make them honor promises. - there are regular walkthrough visits, I feel they happen more often than every 6 months. I personally don't like strangers walking through my things, but they seem to have no qualms about invading privacy. Hidden costs - utilities --- you can't choose your own services (normal so far) --- you must purchase all packages, read agreement carefully ( you want internet, you pay for tv and phone as well) --- utilities are shared. Hypothetically, if the complex wastes water and the city up-charges, that gets passed onto the tennents. - YOU HAVE TO PAY THEIR PROPERTY TAX ??? this was the first big sign that the property seemed like it was mismanaged. This is not a co-op, this is a business. I got the impression that they didn't know how to calculate their expenses into the rent. - deposits aren't really returned. I understand that some maintenance needs to be performed between tennents moving in and out, but that is a regular business cost, and should be factored into rent. - there is something strange about the way they run their business. You would think the office would be better at managing money, but either the mortgage on the property is really high, or something else is happening. Either way it really makes for a bad tennent experience. Location - no elevators, not ever service or freight. And most moving companies charge per flight. - steep slopes, but the company they pay to plow rarely comes - driving there after work is terrible, bottle neck into that whole neighborhood - the road going past Traverse mtn is very poorly designed, and yes large businesses can and do lobby cities for changes to make it better for their residents, but this place hasn't shown that they do so. Bottom line: If you only plan on being here for 6 - 9 months, Feb to Nov. And you don't mind paying extra for services, and barely live in your apartment, this place is perfectly reasonable.
